Question 1: Do I Really Need a Demolition Permit in the UAE?

Yes — without exception. Every emirate in the UAE requires a demolition permit before any structural work begins. In Sharjah, the permit is issued by Sharjah Municipality. In Abu Dhabi, it comes from the Department of Municipalities and Transport (DMT). Dubai permits are handled by Dubai Municipality, and Ajman by Ajman Municipality.

Attempting demolition without a permit is illegal and carries serious consequences: fines ranging from AED 5,000 to AED 50,000, stop-work orders that delay your project by weeks, and personal liability if any damage occurs to neighbouring properties or utilities.

The timeline depends on villa size, but a typical residential project follows this schedule:

  • Permit application: 5–10 working days (Sharjah and Ajman) or 7–14 working days (Dubai and Abu Dhabi)
  • Utility disconnection: 3–5 working days after application to SEWA, ADDC, AADC, or DEWA
  • Physical demolition: 2–4 days for a standard 3–4 bedroom villa
  • Debris removal and site clearance: 1–3 days
  • Municipality handover documentation: 1–2 working days after clearance

Total timeline: 3–6 weeks from initial enquiry to clean plot handover. The demolition itself is the fastest part — permit processing and utility disconnection account for most of the timeline.

Question 3: How Much Does Villa Demolition Cost in AED?

This is the question every property owner asks first. Demolition costs in the UAE vary by emirate, villa size, and scrap recovery value. Here are the 2026 market rates:

Question 4: What Happens to the Scrap Metal from My Villa?

Most property owners do not realise their villa contains significant amounts of recyclable metal. A standard 4-bedroom villa built in the 1990s or 2000s typically contains:

  • Steel rebar: 1.5–3 tonnes from reinforced concrete (AED 0.80–1.20 per kg scrap value)
  • Copper wiring: 50–150 kg from electrical runs (AED 26–47 per kg for stripped wire — the highest-value scrap)
  • Aluminium window frames: 200–400 kg (AED 3–12 per kg depending on grade)
  • Brass fittings: 20–50 kg from plumbing, taps, and valves (AED 24–25 per kg)

Question 5: Do I Need to Disconnect Utilities Myself Before Demolition?

No — your demolition contractor should coordinate this for you. However, you need to know how the process works so you can verify it is being done correctly.

In Sharjah, utilities are disconnected by SEWA (Sharjah Electricity and Water Authority). In Abu Dhabi, it is ADDC (Abu Dhabi Distribution Company) or AADC for Al Ain. In Dubai, DEWA handles disconnections.

The disconnection process takes 3–5 working days after application. The utility authority sends a technician to isolate and cap the connections. Once complete, they issue a disconnection certificate — and this certificate is a required document for the demolition permit application.

Important: Active utilities during demolition are a serious safety hazard. Electrocution and flooding risks are real. A professional contractor will never start demolition without confirmed disconnection certificates in hand. If your contractor suggests starting without them, walk away.
